Job Summary
This position will lead a team of Front Line Maintenance Managers (FLMMs) in the execution of CCEW’s strategy related to property management for the assigned portfolio by directing the maintenance team, implementing policies, programs, and initiatives that achieve budgeted financial results, and developing and leading programs that promote customer satisfaction, operational excellence, and market growth. Job Duties/Responsibilities

- Supports and refines the daily workflow of an assigned team of FLMMs in support of the Housing Leadership Team’s (HLT’s) monthly and quarterly priorities.
- Provides specialized technical support to assistant regional maintenance managers when the maintenance issues at hand rise above the existing skill set. Request for support from the maintenance support group when the situation dictates.
- Coordinates filling requests from FLMMs for tools, and materials to accomplish assigned tasks.
- Ensures FLMMs are informed of requirements and priorities, while ensuring the Director of Maintenance Operations is informed of work load, feasibility of task accomplishment, barriers to success, and all personnel problems immediately.
- Supports team members to ensure work attendance.
- Responsible for timely and accurate input of assigned portfolio’s daily and weekly data into Maintenance IQ.
- Briefs the Director of Maintenance Operations on Key Performance Indicators (KPIs) on a weekly basis using Maintenance IQ dashboards.
- Supports, supervises, and refines quarterly inspections of every property within assigned portfolio in coordination with the Senior Property Manager (SPM), or Regional Property Manager (if applicable). Confirmation of reports from inspections will be delivered to the Senior Property Manager(SPM), and Directors of Operations, Maintenance, and Maintenance Support Group.
- Make periodic inspections of work performed by maintenance personnel and report the findings to the Property Manager. Verify company standards are being maintained, and buildings comply with all code and safety requirements; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
- Perform routine spot checks of MSDS Manual, property inventory, bed bug logs, work orders and vacant units.
- See that regular staff meetings are being held on-site, and that safety training is a point of each meeting and is adequately documented.
- Provide a monthly written inspection report for the property staff with follow-up copies to the Director of Maintenance Operations.
- Provide technical oversight and leadership within the maintenance department. Assist in evaluating current and prospective maintenance related employees.
- Establish goals and expectations for on-shift maintenance supervision, providing training and accountability for meeting department goals and CHC standards.
- Ensure preventive maintenance activities are scheduled, executed, and reviewed by established timelines and objectives. Establish and monitor preventive maintenance procedures for on-site maintenance personnel.
- Effectively communicate interdepartmental equipment and/or facility problems with management and offer solutions and timelines for correction.
- In conjunction with the individual Senior Property Managers, assess the needs and priorities for maintenance and personnel requirements to maintain the property in the best possible condition.
- Provide training on-site as needed to aid maintenance personnel in the most efficient performance of their duties.
- Coordinate and balance staff when maintenance staff are on vacation, or a property is shorthanded.
- Track and approve employee timesheets.
- Assist in CTED/ REAC/NSPIRE prep and inspections. Report on specific needs and deficiencies on individual properties to the Property Manager.
- Assist in the coordination of purchases of tools, parts and supplies to assure the best quality and price available, especially negotiating costs on parts and supplies used by all properties.
- Review all maintenance requirements to ensure the most cost-effective methods are available to us in meeting these requirements.
- Develop the scope of work for all "Capital Improvements" and conduct bid walks for all work. Oversee this work and approve payments and final sign-off of the projects.
- Become familiar with and abide by all company policies and procedures and individual community policies.
- Ensures regulatory, COA and Catholic Charities policy compliance on each property.
- Develops and implements systems and processes to enhance the management of the properties.
- Uses appropriate administrative, fiscal, physical, and technical safeguards to ensure the confidentiality, integrity, and security of CCEW client protected health information (PHI), per regulations outlined in the Health Insurance Portability and Accountability Act of 1996 (HIPAA).
- Will regularly utilize all forms of communication (email, text, phone, etc.) and database practices necessary for this position and as directed by supervisor.
- As a mandated reporter, follows all procedures outlined in agency policies and procedures to report to the proper agency when there is suspicion and/or confirmation that a child or adult has been a victim of abuse or neglect.

Job Qualifications
To perform this job successfully, an individual must meet the minimum qualifications listed below. These qualifications are representative of the knowledge, skill and/or ability required to perform this job.
Education/Experience: to perform this job successfully, an individual must have a High School Diploma or GED. A minimum of five years’ experience in residential maintenance, customer service. Experience and knowledge of government housing programs, land-lord tenant laws and regulatory requirements; or an equivalent combination of education and experience.
Certificates/Licenses: To perform this job successfully, an individual must have a valid Driver’s License and ability to drive for work use. Successfully pass background check applicable to position.
Physical Abilities: To perform this job successfully, an individual must be able to:

- Frequently lift up to 30 pounds, pull/push, carry, grasp, reach, stoop, kneel
