Job DetailsJob Location: Mayfair Apartments - Chicago, IL 60615Position Type: Full TimeSalary Range: $32.00 - $35.00 HourlyOur Senior Property Manager professional has the overall responsibility of overseeing the financial and operational management of 2 or more properties within the company’s portfolio to ensure efficient daily operations and meet financial objectives. A successful Senior Property Manager will increase property value, provide excellent customer care to our residents and guests to meet occupancy goals and display great leadership qualities to the team.    Pay: $32 - $35, pay to commensurate with experience.   Benefits   TLC offers a comprehensive benefits program. Here are some of the highlights of our benefits package: Competitive Compensation Commission for renewal leases Quarterly Bonus Eligibility Medical/Dental/Vision Paid Holidays Paid Vacation and Sick Time Life Insurance Benefits Long Term Disability Employee Assistance Program 401(K) Retirement Plan with generous company match   Job Responsibilities     Manage day-to-day operations and leasing functions to ensure resident and owner satisfaction   Facilitate resident move-ins by negotiating leases, processing applications, and collecting applicable fees to ensure smooth process  Attract new residents through advertising initiatives and work closely with the marketing department to generate traffic   Enforce terms of rental agreements, maintain rent collections and delinquencies, and oversee eviction proceedings.  Establish and maintain a positive relationship with our residents   Address resident complaints in a timely manner ensuring resolution and continued resident satisfaction  Assists with eviction of residents in compliance with the company’s policies and procedures and housing laws.   Strive to keep delinquency below 1% by posting rent payments timely and serving 5-day notices according to company policies and procedures.  Strive for a closing ratio of 25%   Inspect all properties on a regular basis  Inspect vacant units as needed to verify apartment is market ready to lease   Lead and support office and service staff in a professional manner  Provide on-going training to support staff    Assess your team’s performance and complete performance evaluations when due  Create written warnings and performance improvement plans when warranted   Schedule weekly catch-up meeting with team  Attend all training and development courses and seminars   Work closely with the service team   Follow-up on maintenance requests to ensure that work was completed to satisfaction    Participate in weekly meeting with Vice President of Operations and other Managers  Delegate work to office staff  Demonstration sound financial acumen by adhering to budgets and accurate preparation of monthly financial reports  Responsible for accurate reporting in all areas   Approve bills for property in Payscan timely  Adhere to established policies related to the Fair Housing Act    Stay compliant of all company, local, state, and federal safety regulations and enforce adherence of health and safety standards to promote a healthy and safe work environment  Review, update as needed and approve your team’s timecards for payroll   Investigate and report any incidents or accidents to your VPO and Human Resources that involve residents, team members, yourself, vendors, or the property  Other tasks as assigned by your VPO  Qualifications 3 years of experience in Property Management   Strong interpersonal skills   Demonstrate a professional, courteous attitude and appearance at all times    Proven ability to comply with operational policies and procedures   Strong verbal and written communication and presentation skills   Be well organized and have excellent time management skills  Proficient in Microsoft Office (Word, Excel, and PowerPoint)   Have working knowledge of property management software   Ability to effectively lead a team to succeed and meet performance goals   Ability to demonstrate conflict management and problem-solving skills   Ability to learn, follow and enforce the company’s policies and procedures      TLC Management is a Chicagoland based company that exclusively owns, operates and manages each of its 37 rental communities.
