TRAVELING PROPERTY MANAGER

This full-time, exempt Traveling Property Manager position is based at our corporate office in downtown Salt Lake City, with travel to our properties across Utah and in Wyoming, Minnesota, and California.

Pay: $70,720 – $79,040 per year DOE, plus paid travel, mileage, and lodging

You’re the Property Manager other Property Managers call when things get hard.

A property just lost its manager. An MOR is three weeks out and the files aren’t ready. A site team needs someone to step in and lead, starting Monday. When that happens at CHS, we’ll send you.

As our Traveling Property Manager, you’ll take over as Property Manager of record at affordable housing communities across our portfolio. You’ll steady the site, get it audit-ready, and leave it stronger than you found it. You’ll have full Property Manager authority on every assignment and report directly to our Director of Occupancy.

Where you’ll work

Fourteen of our properties are along the Wasatch Front. The rest are spread across Utah, plus one each in Wyoming, Minnesota, and California. Expect to travel 75% or more of the time, with overnight assignments that can last up to six weeks. Between assignments, you’ll work from our corporate office in downtown Salt Lake City.

What you’ll do

• Step in as acting Property Manager at any CHS property during vacancies, leaves, and transitions, sometimes on short notice
• Lead preparation for MORs, physical inspections, and file audits, including pre-audits, walk-throughs, and corrective action through to completion
• Keep certifications, recertifications, waiting lists, and month-end reporting accurate and on time
• Oversee rent collection, delinquencies, budgets, and expenditures
• Direct maintenance, work orders, unit turns, and vendors
• Lead site teams: hold weekly staff meetings, give day-to-day direction, and hire with HR’s help
• Write a transition summary at the end of each assignment so the next manager starts strong

What you bring

• 5+ years as a Property Manager with HUD, LIHTC, HOME, and/or USDA Rural Development experience
• Hands-on knowledge of certifications, recertifications, and agency reporting
• A proven ability to supervise staff and run a property on your own
• Hands-on experience with RealPage, plus Outlook, Excel and Word
• Experience preparing a property for HUD NSPIRE inspections
• A valid driver’s license, an acceptable driving record, and reliable transportation
• Willingness to travel 75% or more of the time, including overnight assignments of up to six weeks, sometimes on short notice
• A high school diploma or equivalent (some college preferred)

Bonus points

• Depth of experience across multiple properties or funding programs
• Experience preparing for and taking part in MORs, RD supervisory visits, and state agency file audits
• COS, CPO, TCS, ARM, or a similar certification
• Strong Fair Housing and 504 knowledge
• Experience training or mentoring site staff
