Community Manager – 164-Unit Apartment Community (South San Diego)
Full-time · On-site · I-5 & Palm Ave, near Chula Vista
Pay: $52K – $58k+ per year + annual performance bonus + apartment or rent discount
CVG Properties is growing in San Diego, and we're looking for a Community Manager to take the lead at a 164-unit community near I-5 and Palm Ave as we bring it into our portfolio. You'll run the business end to end, with an Assistant Manager and maintenance team reporting to you with direct support from our San Diego based Regional Manager. This is a chance to set the standard at a property from day one and make your mark on a community.

What you'll own
- Financial results: hit budgeted revenue, occupancy and expense targets; review monthly financials and explain variances.
- Pricing and leasing: help set rents, track the competition, and drive new leases and renewals.
- Collections and lease enforcement: rent posting, delinquency follow-up, notices and evictions, all done by the book under California law.
- Resident experience: fast, professional responses and real resolution, with a team that's measured on retention.
- Property condition: regular inspections with your Maintenance Supervisor confirm the grounds, buildings and units are safe, clean and rent-ready.
- Vendors and spending: approve invoices, manage contractors and stay within budget.
- Your team: train, coach and lead the on-site staff.
What you bring
- 3+ years of multifamily property management, including 2+ year as a Community Manager (strong Assistant Managers ready to step up will be considered).
- Budgeting and financial reporting experience.
- Working knowledge of California landlord-tenant, eviction and Fair Housing law.
- Calm, steady judgment, including intense resident conversations.
- Experience with or a desire and willingness to learn and use technology such asYardi Voyager, CRM, Rent Café, EliseAI, Domo, Microsoft Teams, SharePoint and AI LLM's such as Claude and ChatGPT to optimize and elevate your daily management.
- Bilingual English/Spanish is a plus
- Experience with income-restricted units or regulatory agreements could be beneficial if this property becomes a partially affordable community during our ownership period.
