Join our team as an Assistant Property Manager at Paradise Point & Blue Water!

Gorman & Company is looking for an Assistant Property Manager to support operations at two affordable housing communities in the Florida Keys: Paradise Point in Key Largo and Blue Water in Tavernier. Paradise Point is a 42-unit senior housing community featuring LIHTC and Project-Based Voucher (PBV) units, while Blue Water is a 36-unit LIHTC community. This is a great opportunity for an experienced leasing or property management professional to grow their career while supporting residents and helping keep both communities operating at their best.

What You’ll Do

  • Support the day-to-day operations of both communities, providing excellent customer service to residents, prospective residents, vendors, and team members.

  • Manage leasing activities including community tours, prospect follow-up, applications, lease documentation, renewals, occupancy goals, and maintaining an active prospect pipeline.

  • Assist with LIHTC and PBV compliance requirements, including resident certifications, interviews, documentation, and coordination with the Compliance Department.

  • Support rent collection, resident account balances, notices, eviction documentation, invoices, deposits, and other administrative and financial processes.

  • Assist with property operations, including unit turnovers, move-ins and move-outs, service requests, vendor coordination, maintenance scheduling, and routine property inspections.

  • Support marketing, resident retention, community events, and outreach efforts while ensuring compliance with Fair Housing requirements and company standards.

  • Assist with budgeting, vendor bids, capital improvement planning, and recommendations related to property repairs and improvements.

  • Maintain accurate resident records, property files, financial documentation, and compliance records while communicating concerns or operational needs to the Property Manager.

What You’ll Bring

  • At least three years of leasing or property management experience, with affordable housing experience strongly preferred.

  • Experience with LIHTC and/or PBV programs preferred.

  • Strong written and verbal communication skills with a customer-focused approach.

  • Excellent organizational skills and attention to detail, particularly when handling resident, financial, and compliance documentation.

  • Ability to build positive relationships with a diverse group of residents, vendors, prospects, and team members.

  • Ability to manage multiple priorities, work independently, and support the Property Manager with day-to-day operations.

  • Basic computer skills and proficiency with Microsoft Office and property management software.

  • Valid driver’s license, automobile insurance, and a motor vehicle record that meets company insurance requirements.

  • Flexibility to work occasional evenings or weekends based on community needs.
