About the Role:
The Experienced Property Manager at Circa at Fishhawk Ranch Apartments plays a pivotal role in overseeing the daily operations and overall management of a residential apartment community. This position is responsible for ensuring the property is maintained to the highest standards, fostering a positive living environment for residents, and achieving financial performance goals. The manager will lead leasing efforts, coordinate maintenance and repairs, and handle resident relations with professionalism and care. Additionally, the role involves managing budgets, preparing reports, and ensuring compliance with all relevant laws and regulations. Ultimately, the Property Manager will drive occupancy rates, resident satisfaction, and operational efficiency to support the long-term success of the community.
Minimum Qualifications:
- Minimum of 3 years of property management experience in a residential apartment community.
- Strong knowledge of property management software and Microsoft Office Suite.
- Familiarity with Fair Housing laws, leasing regulations, and property maintenance standards.
- Excellent communication and interpersonal skills to effectively interact with residents, staff, and vendors.
- Ability to manage budgets, financial reporting, and operational planning.
Preferred Qualifications:
- Certified Property Manager (CPM) or Accredited Residential Manager (ARM) designation.
- Experience managing properties within the United States, preferably in Florida or similar markets.
- Background in customer service or hospitality to enhance resident relations.
- Proficiency with OneSite or other industry-specific property management platforms.
- Strong leadership skills with experience in team development and conflict resolution.
Responsibilities:
- Manage all aspects of property operations including leasing, maintenance, and resident services to ensure a well-maintained and attractive community.
- Develop and implement marketing strategies to maximize occupancy and minimize vacancy rates.
- Supervise and train on-site staff, including leasing agents and maintenance personnel, to maintain high standards of service and property upkeep.
- Prepare and manage property budgets, monitor expenses, and generate financial reports to meet company goals.
- Ensure compliance with local, state, and federal regulations, including fair housing laws and safety standards.
- Respond promptly and professionally to resident inquiries, concerns, and emergencies to maintain high resident satisfaction.
- Coordinate vendor relationships and oversee maintenance schedules to ensure timely and cost-effective property repairs and improvements.
- Conduct regular property inspections to identify and address maintenance or safety issues proactively.
