Job DetailsJob Location: BMG-MO_44 Washington - Kansas City, MO 64111Position Type: Full-TimeSalary Range: $18.00 - $20.00 HourlyJob Shift: Days + WeekendsSUMMARY Promotes community and leases apartments to perspective residents and maintains effective follow-up systems. Develops and maintains professional relocation contacts. Responsible for maintaining all community leases, resident files, traffic, rental, marketing reports, box scores, and all related records. Maintains current competition information. DUTIES AND RESPONSIBILITIES 1. Handles all prospect traffic, i.e. phone, written and walk-in, in a way to maximize current and future occupancy. 2. Processes applications and verifications for approval of Community Manager. Coordinates move-in dates with Assistant Manager or Manager. 3. Prepares and processes all related pre-move-in paperwork and renewal leases. 4. Conducts regular market surveys of competition for review of management. Maintains all related information of competition. 5. Complete the ongoing required training assignments through our online learning platform. 6. Operate motor vehicles such as golf carts if applicable.* 7. Updates rental software program each day. 8. Prepares all weekly and monthly rental and traffic reports for Manager’s review. 9. Provides information to various relocation departments, realtors, and agencies regarding community and rates. Make occasional personal contact with some under advisement of Manager. 10. Assists in resident retention programs and public relations activities under direction of Manager. 11. Provides additional office duties as needed. 12. Pre-qualify all prospects, presents apartments, and then closes. 13. Inspects curb appeal, offices, model and target units daily. 14. Inspects move-in units prior to move-in. 15. Thoroughly completes all assignments in a professional and timely manner. 16. Learn and comply with company policies and procedures. 17. Performs duties of Assistant Manager or Manager in their absence. 18. Performs other duties as assigned. REQUIREMENTS 1. Communicate effectively (both oral and written) with prospects, residents, relocation agents, and agencies, other professionals in the industry. 2. Knowledge of location and all related community features and benefits. 3. Knowledge of, or ability to learn, information about the competition, general market demographics and major employers within the market area. 4. Must have valid driver's license and reliable transportation. 5. Strong customer service orientation. Good people skills. 6. Have basic math and office and computer skills. 7. Ability to walk, climb stairs, drive golf cart, bend, reach, grasp, and lift up to 25 pounds. 8. Good pre-qualifying, sales, and closing skills. 9. Knowledgeable of or able to learn, State, Tenant/Landlord Laws, Federal Fair Housing Laws, and company policies and procedures. 10. Required to work weekends at most properties. *At properties that use golf carts, this position is designated as a safety-sensitive position in which a person operating the golf carts must not be under the influence of alcohol or drugs as it may constitute a threat to health or safety in which a lapse of attention could result in injury, illness, or death.
