Maintenance Director

About the Role
High Point Residence Peoria is seeking an experienced and dependable Maintenance / Plant Operations Director to oversee the maintenance, housekeeping, and laundry operations within our senior living community. This leadership role is responsible for ensuring the community remains safe, clean, well-maintained, and welcoming for our residents, families, and team members.
The ideal candidate is a hands-on leader with strong technical knowledge, excellent organizational skills, and a commitment to providing a safe and comfortable environment for older adults.
Key Responsibilities
- Provide daily leadership, supervision, and support to the maintenance, housekeeping, and laundry teams.
- Perform hands-on maintenance, repairs, and preventive maintenance throughout the community.
- Maintain the building, resident apartments, common areas, grounds, and equipment in excellent condition.
- Inspect, troubleshoot, and repair plumbing, electrical, lighting, HVAC, call light systems, doors, locks, and other building systems.
- Monitor hot water temperatures and ensure compliance with life safety and regulatory requirements.
- Complete routine inspections, preventative maintenance schedules, and safety audits.
- Coordinate and oversee outside vendors, contractors, and service providers.
- Schedule and document required fire inspections, emergency drills, and equipment testing.
- Maintain safe storage and handling of maintenance equipment, chemicals, and hazardous materials.
- Prepare apartments for new resident move-ins, complete resident room turnovers, and assist with internal resident moves.
- Respond promptly to maintenance requests, emergencies, severe weather preparation, and after-hours call-ins as needed.
- Assist with departmental budgeting, inventory management, supply ordering, and capital improvement projects.
- Provide basic troubleshooting and support for community technology, internet, and cable television systems.
- Promote a culture of safety, teamwork, customer service, and regulatory compliance.
Minimum Qualifications
- High school diploma or equivalent required.
- Previous maintenance or plant operations experience required; healthcare or senior living experience preferred.
- Prior supervisory or leadership experience preferred.
- Working knowledge of HVAC, plumbing, electrical, carpentry, painting, and general building maintenance.
- Strong communication, organizational, and problem-solving skills.
- Ability to prioritize multiple projects while responding to maintenance requests in a timely manner.
- Reliable transportation and dependable attendance required.
- Must successfully pass all required background screenings and have no convictions related to abuse, neglect, mistreatment, or misappropriation of property.
Physical Requirements
- Ability to frequently lift, carry, push, and pull up to 75 pounds and occasionally up to 100 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, reach overhead, and work in confined spaces.
- Comfortable working both indoors and outdoors in varying weather conditions.
- Ability to safely operate maintenance equipment, power tools, and machinery.
- Must be available to respond to emergency maintenance situations outside of normal business hours when necessary.
