Leadership Track Record: Minimum of 1 year in a supervisory capacity with a demonstrated history of motivating teams and hitting property targets. Technical Software Literacy: Advanced mastery of Microsoft Office, Gmail, OneSite, LMS, Loft, LRO, Business Intelligence, Performance Analytics, Knock, and Mobile Facilities. Strong Financial Acumen: Sharp analytical skills for managing annual budgets, overseeing supply and service invoices (WTNs), and handling legal eviction workflows. Elite Organization Skills: Highly organized leader capable of handling multiple demands, meeting tight deadlines, and resolving complex resident conflicts smoothly. Communication Excellence: Outstanding verbal, written, and presentation skills in English to confidently report to supervisors, upper management, and ownership. Proactive Problem Solver: Strong capacity to apply logical thinking to define localized operational challenges, gather data, and launch immediate solutions. Strategic Market Intelligence: Active awareness of neighborhood competitive conditions, market trends, and industry standards via routine market surveys. Foundational Education: Bachelor’s degree or a comparable mix of education and related experience required (Certified Apartment Manager / CAM designation is highly preferred). Compliance Ready: Valid driver's license, auto insurance, clean I-9 profile, and full alignment with Fair Housing, ADA, and Fair Credit Reporting Act laws.   What the Job Looks Like (What You'll Do)   Drive Financial Operations: Oversee timely rent collections, execute immediate bank deposits, maintain tight budget guidelines, and manage delinquency legal actions. Supervise On-Site Teams: Lead by example while interviewing, training, and reviewing office and maintenance staff to ensure operations meet company benchmarks. Maximize Asset Condition: Physically walk and inspect the community regularly, assess vacant ready status, and quickly report emergency capital needs to the AVP. Coordinate Maintenance Board: Review and track daily vacancy status logs, scheduling make-ready technicians to ensure swift, top-tier turn times after move-outs. Host Team Meetings: Organize and run collaborative weekly staff meetings to clearly communicate property priorities and foster workplace safety training. Streamline Office Compliance: Audit resident lease documentation regularly to ensure all administrative files and corporate compliance courses are 100% complete. Elevate Resident Relations: Defuse and resolve resident disputes with a positive customer service posture, conducting regular move-in and move-out inspections. Execute Competitive Analysis: Shop local submarkets, conduct detailed market surveys on schedule, and provide analytical trend reports to executive leadership. Mitigate Operational Liability: Report potential insurance or property incidents to corporate immediately, tracking worker's compensation and safety checklists.
