About the Role
Oakbrook Corporation is seeking an experienced Property Manager to lead daily operations at one of our affordable housing communities in Madison, WI. If you have Section 42/LIHTC experience and a passion for supporting residents and strengthening communities, we want to meet you.
As our Property Manager, you'll take the lead on operations, resident relations, compliance, and team development. You'll ensure our community remains well‑maintained, financially sound, in full compliance with Section 42 requirements, and a place residents are proud to call home.
Key Responsibilities
- Oversee daily property operations and ensure exceptional resident service
- Lead, coach, and support on‑site staff
- Maintain full compliance with Section 42/LIHTC Affordable Housing
- Process move-ins, annual re‑certifications, and income/asset verifications
- Prepare and manage budgets, financial summaries, and invoices
- Review leases and oversee delinquency/collections
- Coordinate property inspections (HUD, State Agency, Investor, etc.)
- Market the property within Fair Housing guidelines
- Assist with after-hours emergencies as needed
What We're Looking For
- Experience in residential property management
- Section 42/LIHTC compliance experience preferred
- Supervisory or leadership experience
- Strong communication, customer service, and problem‑solving skills
- Ability to complete property inspections (with or without accommodations)
- Experience with property management software or similar systems
- Valid driver's license
