Job DetailsJob Location: Three_Chopt_West - Richmond, VA 23229Salary Range: $70,000.00 Salary/yearWe are seeking a dedicated and experienced Property Manager to join our team. In this role, you will oversee the daily operations of a multi‑family community, ensuring exceptional resident satisfaction, strong financial performance, and efficient property management. Your leadership will play a key role in maintaining our reputation for excellence.   Responsibilities Oversee daily operations of the assigned property, including supervision of on‑site staff to ensure strong performance. Build and maintain positive relationships with residents, addressing concerns promptly and professionally. Manage leasing activities, including marketing vacant units, conducting tours, and supporting leasing goals. Post rent, monitor occupancy, and meet established NOI and performance targets. Follow established collection and delinquency procedures. Negotiate and manage vendor and service provider contracts to ensure quality and cost‑effective services. Use property management software for accurate data entry, reporting, and recordkeeping. Apply effective conflict‑resolution strategies to address resident issues. Assist with annual budget preparation and review. Enforce company policies and procedures related to property operations. Strong understanding of Federal, State, and local Fair Housing laws. Knowledge of sound management practices and ability to follow company operational standards. Strong negotiation skills and experience managing vendor contracts. Familiarity with RealPage or similar property management software preferred. Excellent customer service, communication, and conflict‑management skills. Strong organizational skills and attention to detail. Proficiency in Microsoft Office Suite. Solid accounting and computer skills. Knowledge of maintenance procedures and resident/landlord laws. Strong sales and leasing abilities. High level of integrity, reliability, and professionalism. Reliable transportation and a valid driver’s license required. Must pass drug and background screenings.
