The Role
We are looking for a Property Manager to join our team and take ownership of day-to-day operations across a portfolio of industrial properties. This is not a transactional role. You will be the primary point of contact for tenants, coordinate with vendors and contractors, manage operating budgets, and work closely with our asset management and accounting teams to keep properties running well and performing to plan.
The right person for this role is organized, proactive, and comfortable working independently. You take pride in keeping things running smoothly and do not wait to be told when something needs attention.
What You Will Do
- Serve as the primary contact for tenants across the portfolio, handling requests, lease questions, and escalations professionally and efficiently.
- Manage vendor relationships and coordinate maintenance, repairs, and capital projects, including obtaining bids, issuing work orders, and overseeing completion.
- Prepare and manage annual property operating budgets. Track variances monthly and reforecast as needed.
- Conduct regular property inspections and document conditions. Identify issues before they become problems.
- Coordinate CAM reconciliations and annual operating expense estimates in partnership with the accounting team.
- Process invoices, approve expenses within established guidelines, and ensure accurate coding to the general ledger.
- Maintain property files, lease abstracts, vendor contracts, insurance certificates, and compliance documentation.
- Support lease administration including rent commencement, rent escalations, option tracking, and lease renewals.
- Assist with tenant move-ins and move-outs, including condition documentation and security deposit processing.
- Coordinate with brokers and the asset management team on leasing activity, tenant tours, and vacant space.
What We Are Looking For
Required
- 3+ years of commercial property management experience, industrial or flex preferred.
- Strong working knowledge of NNN lease structures, CAM reconciliations, and operating expense accounting.
- Proficiency with property management software (Yardi, MRI, or similar).
- Excellent written and verbal communication. Tenants and vendors should always feel informed.
- Ability to read and interpret leases, contracts, and vendor agreements.
- Highly organized with strong attention to detail and the ability to manage multiple properties and priorities simultaneously.
- Valid driver's license and willingness to travel to properties across the portfolio.
Preferred
- Experience managing industrial properties specifically (warehouse, distribution, flex/industrial).
- Familiarity with Chicago-area submarkets.
- RPA, CPM, or other property management designation.
