Make an Impact Through Property Management
Are you a hands-on property management professional who takes pride in keeping properties well-maintained, residents supported, and operations running smoothly?
We are seeking a proactive and organized Property Manager to oversee the daily operations of an affordable housing portfolio in Atlanta. This is an opportunity to combine your property management expertise with meaningful work that helps preserve affordable housing and strengthen local communities.
Our organization is a faith-based nonprofit dedicated to preventing displacement, promoting housing stability, and helping longtime Atlanta residents remain in the communities they call home. We believe that quality housing, responsible property stewardship, and respectful resident relationships are essential to building stronger neighborhoods.
If you are someone who takes initiative, solves problems, and follows through on commitments, we would love to hear from you.
About the Role
As Property Manager, you will take ownership of day-to-day property operations, ensuring that properties remain in good condition, vacancies are addressed efficiently, residents receive timely support, and all applicable affordable housing requirements are met.
You will coordinate maintenance and vendors, oversee leasing and unit turnovers, manage resident communications, maintain compliance documentation, and support the overall financial and operational performance of the portfolio.
This role is ideal for someone who enjoys being involved in the details, balancing competing priorities, and finding practical solutions to everyday property management challenges.
What You'll Be Responsible For
Property Operations and Maintenance
Oversee maintenance requests, repairs, preventative maintenance, and vendor coordination across the portfolio.
Track work orders from submission through completion and ensure repairs meet quality expectations.
Communicate maintenance schedules and updates to residents.
Conduct quarterly property inspections and regular property drives to identify maintenance, safety, and exterior concerns.
Coordinate after-hours maintenance emergencies and ensure issues are addressed promptly.
Build and maintain relationships with dependable, cost-effective contractors and service providers.
Leasing, Occupancy, and Unit Turnovers
Manage move-out inspections and coordinate cleaning, repairs, and unit preparation.
Ensure vacant units are ready for occupancy within established turnover timelines.
Oversee property marketing, prospect inquiries, showings, applications, and lease execution.
Monitor occupancy levels, anticipate vacancies, and develop plans to minimize extended vacancies.
Maintain waiting lists and communicate application updates and qualification requirements to prospective residents.
Affordable Housing and Compliance
Ensure rental rates, leasing practices, and resident eligibility meet applicable income and affordability requirements.
Coordinate with housing authorities on voucher programs, inspections, recertifications, and related compliance matters.
Conduct income verification and maintain complete, accurate resident files.
Prepare properties and documentation for housing inspections.
Monitor compliance deadlines and follow through on required documentation and corrective actions.
Resident Relations and Lease Administration
Serve as a reliable point of contact for resident questions, concerns, and property-related issues.
Manage lease renewals, rent delinquency follow-ups, notices, and payment arrangements.
Enforce lease terms consistently and coordinate appropriate next steps when issues arise.
Support resident engagement activities and community meetings.
Maintain professional, respectful communication while balancing resident needs with property requirements.
Administrative and Financial Management
Maintain organized records of leases, resident communications, maintenance requests, notices, and compliance documents.
Review vendor invoices and verify supporting documentation before submission.
Track maintenance and unit turnover expenses and assist with operational budgeting.
Provide regular updates on occupancy, vacancies, maintenance backlogs, expenses, and other operational priorities.
Identify potential property issues early and recommend practical solutions to improve efficiency and property performance.
What We're Looking For
3–5 years of direct property management experience with responsibility for day-to-day property operations.
Experience with affordable housing, income-restricted communities, housing vouchers, or compliance-driven portfolios is strongly preferred.
Familiarity with AppFolio or comparable property management software is an advantage.
Strong organizational skills and the ability to manage multiple properties, deadlines, and competing priorities.
Excellent communication and resident service skills.
A proactive problem-solver who takes ownership and follows through without constant supervision.
The ability to coordinate effectively with residents, vendors, housing authorities, and internal stakeholders.
A practical, hands-on approach to maintenance coordination, leasing, compliance, and property administration.
A genuine commitment to quality housing, housing stability, and positive resident experiences.
A valid driver's license and reliable transportation.
Why Join Us?
This is more than an opportunity to oversee properties. It is a chance to contribute to a mission that directly affects the lives of Atlanta residents.
Our organization works to preserve affordable housing, prevent displacement, and create greater stability for individuals and families. As Property Manager, your work will help ensure that homes are maintained responsibly, residents are treated with dignity, and properties remain safe, functional, and welcoming.
You will have the opportunity to make a meaningful contribution through your operational expertise, initiative, and commitment to doing things well.
Compensation
Competitive compensation will be offered based on experience and qualifications.
The Ideal Candidate
The right person for this role is dependable, resourceful, and comfortable taking ownership. You can move between handling an urgent maintenance issue, resolving a resident concern, preparing for an inspection, and coordinating an upcoming vacancy without losing sight of the bigger picture.
Most importantly, you understand that effective property management is about more than buildings and leases. It is about responsible stewardship, reliable service, and helping people maintain a stable place to call home.
