Property Manager

New Frontier Homes, Property Management 

Full-Time, 40 Hours/Week 

$50,000/Year


SUMMARY:    The Property Manager is responsible for the overall operation, financial performance, regulatory compliance, and resident relations of the New Frontier Homes housing community. This position ensures compliance with Low Income Housing Tax Credit (LIHTC) regulations, company policies, and fair housing requirements while maintaining high occupancy levels and providing quality customer service to residents.

SUPERVISOR: Director of Property Management


DUTIES AND RESPONSIBILITIES:

• Manage the daily operations of the property, including leasing, resident relations, maintenance coordination, and rent   collection.

• Ensure compliance with Low-Income Housing Tax Credit (LIHTC) regulations and all applicable federal, state, and local housing requirements.

• Review and approve resident certifications, recertifications, income verifications, and compliance documentation.

• Maintain accurate resident files and prepare for compliance audits and inspections.

• Monitor occupancy, delinquency, and vacancy reports and implement strategies to maximize occupancy.

• Coordinate property inspections and ensure corrective actions are completed in a timely manner.

• Address resident concerns and resolve disputes professionally and efficiently.

• Ensure compliance with Fair Housing laws, landlord-tenant regulations, and company policies.

• Maintain positive relationships with owners, investors, regulatory agencies, and community partners.

• Prepare monthly management reports and other required documentation.

• Other duties as assigned.

Requirements

 

MINIMUM QUALIFICATIONS:   

• Associate's or Bachelor's degree preferred.

• Previous property management experience required.

• LIHTC, HUD, or affordable housing experience preferred.

• Tax Credit Specialist (TCS), preferred

• Knowledge of Yardi or other property management software preferred.

• Strong understanding of Fair Housing regulations.

• Excellent organizational, communication, and customer service skills.

• Ability to manage multiple priorities and meet regulatory deadlines.

• Ability to walk the property and conduct inspections.

• Ability to work at a computer for extended periods.


LICENSES OR CERTIFICATIONS REQUIRED:

• High school diploma or equivalent required 

• Certified Apartment Manager (CAM), preferred

• Unrestricted State of Ohio driver’s license


COMPLIANCE: 

This position requires compliance with AFS’ written standards, including its Compliance Program and Standards of Conduct and policies and procedures. Such compliance will be an element considered as part of the regular performance evaluation.

While performing the duties of this job, the employee is frequently required to use close vision (clear vision at 20 inches or less). The employee will occasionally be working near moving mechanical parts, be exposed to outdoor weather conditions and exposed to a risk of electrical shock while running the copier, printer, other standard equipment and answering the telephone. The noise level in the work environment is low to moderate. Stress level can be high at times.
