About the Role:
Penkert Properties Ltd. is looking for a driven and experienced Regional Property Manager to lead our multifamily real estate portfolio in the River Falls, WI area. This is an exciting opportunity to take ownership of a dynamic region, oversee high-performing teams, and make a real impact on residents' lives and property performance. Responsibilities:
- Oversee day-to-day operations across multiple multifamily residential properties within the assigned region
- Recruit, train, mentor, and manage on-site property management staff including leasing agents and maintenance teams
- Monitor and drive key performance metrics including occupancy rates, NOI, rent collections, and lease renewals
- Conduct regular property inspections to ensure curb appeal, safety compliance, and maintenance standards are met
- Develop and manage property budgets, review financial reports, and implement strategies to maximize revenue
- Build and maintain positive resident relations, addressing escalated concerns and ensuring high satisfaction levels
- Coordinate with vendors, contractors, and maintenance teams to ensure timely and cost-effective repairs and capital improvements
- Ensure all properties remain in compliance with local, state, and federal housing regulations and fair housing laws
Requirements:
- 3–5+ years of property management experience, with at least 2 years in a regional or multi-site supervisory role
- Proven experience managing multifamily residential properties
- Strong financial acumen with experience in budgeting, forecasting, and P&L management
- Proficiency with property management software (e.g., Rent Manager, Yardi, AppFolio, or similar platforms)
- Valid driver's license and reliable transportation for regular property visits across the region
- Solid knowledge of Fair Housing laws and landlord-tenant regulations
- Exceptional leadership, communication, and conflict-resolution skills
- Real estate license or CAM/CPM/ARM/CCIM designation is a plus
