Overview

The Senior Property Manager is responsible for the day-to-day operational, financial, and administrative management of the property in accordance with owner objectives, the Property Management Agreement, company standards, and applicable law. This role leads on-site operations, tenant and client relationships, financial performance, vendor oversight, and leasing support to maximize asset value while delivering a high level of service. Responsibilities may be carried out directly or through delegation to property staff.

Responsibilities

• Lead the overall operation of the property, ensuring performance aligns with owner objectives, the Property Management Agreement, company standards, and applicable law.• Provide leadership to on-site staff and third-party vendors to maintain a responsive, service-oriented, and collaborative operating environment.• Develop and implement operating plans that support tenant satisfaction, operational excellence, budget discipline, cash flow performance, and long-term asset value.• Oversee property condition and presentation through regular inspections, follow-up on maintenance and capital projects, and readiness of vacant space for prospective tenants and brokers.• Prepare, review, and present monthly and quarterly operating reports, budgets, reforecasts, and other financial analyses as required.• Establish and maintain cost-control practices to ensure operating expenses remain within approved budget guidelines.• Foster a customer service-focused environment for clients, tenants, and staff, and support company service initiatives and survey goals where applicable.• Oversee after-hours emergency response and retain responsibility for timely, effective resolution of property issues.• Monitor service requests and vendor performance to ensure building services, including cleaning, security, parking, and engineering, are delivered in accordance with company standards and contract requirements.• Maintain key property records and operational documents, including site rules, building standards, tenant handbook, stacking plans, rent roll, emergency procedures, insurance records, and tenant information.• Manage vendor relationships, including contract review, competitive bidding, and compliance with client requirements and company policies.• Prepare the annual operating budget in Yardi, oversee tenant billings, reconciliations, escalations, and miscellaneous charges, monitor receivables, and review vendor invoices and payments through Yardi Payscan.• Coordinate and oversee tenant improvements, major repairs and maintenance work, and capital projects, including scope development, bidding, contracting, execution, and budget management.• Support cross-functional and portfolio initiatives and special projects as assigned by company leadership.• Support the leasing team throughout the leasing process by ensuring vacant spaces are clean and show-ready, communicating property requirements and guidelines, and coordinating tenant move-ins.

Qualifications

• Bachelor’s degree from an accredited four-year college or university and 5–7 years of directly related property management experience required; an equivalent combination of education and experience may be considered.• Prior supervisory experience and demonstrated ability to lead on-site teams and third-party vendors required.• Strong financial acumen, including budgeting, variance analysis, operating expense recoveries, receivables management, and the ability to interpret lease provisions.• Excellent written and verbal communication skills, with the ability to interact effectively and professionally with clients, tenants, vendors, brokers, and internal teams.• Strong planning, organization, follow-through, and attention to detail, with the ability to manage multiple priorities with minimal supervision.• Proficiency in Microsoft Word, Excel, and Outlook required; experience with Yardi preferred.• Ability to prepare reports, business correspondence, and operating documentation in a clear and professional manner.• Current Colorado real estate license preferred but not required.• Experience managing institutionally owned assets, including properties greater than 200,000 square feet, preferred.• Professional designations or coursework such as CPM, RPA, or CSM are preferred.

 

Compensation: $105,000 - $125,000 annually, plus annual bonus eligibility.
