Overview:

JP Management is seeking an experienced and results-driven Senior Property Manager (Multi-Site) to oversee a portfolio of residential properties across our Elizabeth portfolio. This role is responsible for the overall operational, financial, and physical performance of multiple communities. The role will be based in Elizbaeth, NJ.

The ideal candidate brings strong leadership, property operations expertise, and the ability to effectively manage site teams while driving occupancy, NOI, and resident satisfaction across the portfolio. This role requires a hands-on, proactive manager who can manage onsite personnel and vendors.

Key Responsibilities:

Portfolio & Property Operations

  • Oversee day-to-day operations across multiple properties, ensuring consistency, efficiency, and adherence to company standards
  • Conduct regular property visits and inspections to ensure asset quality, curb appeal, and compliance with policies and regulations
  • Partner with maintenance teams to ensure timely completion of work orders and preventative maintenance
  • Support and manage unit turns, renovations, and “make-ready” processes to minimize vacancy loss
  • Track and resolve violations, inspections, and compliance-related matters across all assigned sites

Team Leadership & Oversight

  • Supervise and support on-site staff including property managers, leasing professionals, and maintenance personnel
  • Provide coaching, training, and performance management to ensure team effectiveness and accountability
  • Assist with hiring, onboarding, and staffing strategies across the portfolio
  • Foster a culture of professionalism, responsiveness, and resident-focused service

Financial Management & Performance

  • Develop, monitor, and manage budgets for each property within the portfolio
  • Analyze financial reports, identify trends, and implement strategies to improve NOI and control expenses
  • Oversee rent collection, delinquency management, and enforcement of lease terms
  • Review and approve invoices, vendor contracts, and expenses to ensure cost efficiency

Leasing, Marketing & Occupancy

  • Drive occupancy and revenue growth through effective leasing strategies and market analysis
  • Monitor market trends and adjust rental rates, concessions, and marketing plans accordingly
  • Support leasing efforts as needed, including tours, application approvals, and resident screening
  • Implement and track resident retention initiatives to reduce turnover

Resident Relations

  • Maintain a high level of resident satisfaction across all properties
  • Address escalated resident concerns and disputes with professionalism and urgency
  • Ensure consistent communication standards and service delivery across all sites

Vendor & Contract Management

  • Establish and maintain relationships with vendors and service providers across the portfolio
  • Negotiate contracts and ensure quality, timely, and cost-effective service delivery
  • Oversee vendor performance and hold partners accountable to service standards

Reporting & Compliance

  • Maintain accurate and organized records for leases, inspections, maintenance, and compliance
  • Generate and review regular reports on occupancy, financial performance, and operational metrics
  • Ensure compliance with all federal, state, and local regulations, including Fair Housing laws
  • Support audits, reporting requirements, and internal operational reviews

Capital Projects & Asset Enhancement

  • Identify opportunities for property improvements, renovations, and value-add initiatives
  • Partner with leadership on execution of capital projects across the portfolio
  • Monitor project timelines, budgets, and outcomes to ensure successful completion

Qualifications:

  • 5–8+ years of property management experience, with multi-site or portfolio oversight preferred
  • Strong knowledge of property operations, leasing, and financial management
  • Thorough understanding of Fair Housing laws and regulatory compliance
  • Proven ability to manage multiple priorities and properties simultaneously
  • Experience supervising and developing cross-functional teams
  • Strong analytical, problem-solving, and decision-making skills
  • Excellent communication and interpersonal skills
  • Proficiency in property management software and Microsoft Office Suite

Salary: $120,000 - $135,000 base
