ASSISTANT PROPERTY MANAGER POSITION SUMMARY:
Park7 Management is seeking a driven and detail-oriented Assistant Property Manager to support the day-to-day operations of one of our luxury student housing communities in Bloomington, Indiana.
This role is ideal for someone who thrives in a fast-paced environment, enjoys both operational and financial responsibilities, and is looking to grow. You’ll play a key role in supporting leasing performance, resident satisfaction, and the overall financial health of the community.
ASSISTANT PROPERTY MANAGER RESPONSIBILITIES:
Accounting and Financials
- Oversight of Entrata software: ensuring data is correct and up-to-date, processing bank deposits, monthly postings, running reports, etc.
- Rent collection for all units (including organizing deposits, preparing, and distributing late notices, filing with the magistrate, etc.).
- Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.
- Run reports and support property performance tracking.
- Conducting financial audits in conjunction with regular lease audits.
- All aspects of invoicing.
- Ensure compliance with local and state regulations related to collections and evictions.
Leasing & Property Administration
- Assisting the property manager by supporting day-to-day office operations, including answering phones and resident inquiries.
- Support leasing efforts, including tours, lease preparation, and tracking leasing performance.
- Help execute marketing initiatives such as housing fairs, open houses, and outreach events.
- Maintain accurate and compliant resident files and documentation.
- Assisting with resident complaints, concerns, and requests to ensure resident satisfaction.
- Other duties as assigned.
ASSISTANT PROPERTY MANAGER REQUIREMENTS:
- High school diploma or equivalent.
- Proficiency in Microsoft Excel.
- Strong organizational skills and attention to detail.
- 2+ years of experience in student housing, or multifamily housing, or an equivalent combination of education and experience.
- Have experience with Entrata or similar property management systems.
- Are comfortable balancing resident interactions with administrative and financial tasks.
- Take initiative and can manage multiple priorities without constant direction.
- Are interested in growing into a Property Manager role
COMPENSATION & BENEFITS (Full-Time Positions Only):
