Position Title: Facility Maintenance Manager Department: Maintenance / Facility Management
CLASSIFICATION: Hourly, Non Exempt

POSITION PURPOSE
Performs, manages and assures custodial, corrective, preventative, and emergency maintenance and repair of KHS building, system controls, outdoor areas, equipment and vehicles. Makes recommendations for replacements and improvements in performance and efficiency of building, systems and equipment. Assists in the development and progressive completion of a building plan in conjunction with the President/CEO and CFO. Maintains schedules to assure that all preventative maintenance is completed when due. Provides and models timely and courteous internal and external customer service. Serves as the primary contact for building, equipment and vehicle maintenance service providers.
ESSENTIAL FUNCTIONS
Custodial Maintenance: Perform and supervise a part-time janitor to complete daily and weekly cleaning of human and storage spaces, incinerator, machine cleaning of floors, routine seasonal maintenance including window cleaning and snow/ice removal, stocking of needed sanitary and protective items throughout the shelter, and general upkeep of grounds and public areas. Maintain animal food and supply deliveries and storage. Order and stock cleaning supplies. Participate in set up and take down of tables and seating for special events as requested. Participate in the budget process by researching, predicting, and justifying anticipated routine maintenance expenses.
Corrective Maintenance: Prioritize and respond to work order requests from KHS staff making any necessary repairs in a timely manner. Perform maintenance tasks to repair or restore building and equipment. Change filters, light bulbs, drums of sanitary cleaner and other routine maintenance to support operations and staff. Take corrective action for all maintenance issues noted in state inspections.
Preventative Maintenance: Develop and implement preventative maintenance schedules for building, parking lots, fences, outdoor areas, equipment, and vehicles. Maintain schedules of both preventative and corrective maintenance tasks to assure action is taken in the appropriate time. Assure that outsourced tasks are scheduled and completed in a timely and accurate manner. Work with exterminator to maintain a pest-free facility. Develop and maintain current Maintenance Manual defining specifics of all aspects of the operations of the maintenance department, facility, system controls, and equipment. Participate in the budget process by researching, predicting, and justifying anticipated preventative maintenance expenses.
Emergency Maintenance: Take immediate action to respond to maintenance issues that threaten the health or safety of animals, staff, volunteers, and visitors, as well as the building itself. Respond to after-hours emergency calls including security alarms. Ensure the generator is operational at all times in the event of a loss of power.
Resource Management: Utilize both staff and monetary resources effectively, including seeking bids or exploring alternate options for service work and products. Prioritize to accomplish tasks that are most critical to the flow of the shelter and to the successful outcomes for the animals we serve. Set both short-term and long-range goals to assure the smooth operation of facility, equipment and vehicles.
Customer Service: Provide and model timely, polite, and respectful internal and external customer service, regardless of the circumstances. Must remain calm, flexible, and willing to see other perspectives. Represent KHS in a professional, courteous manner with staff, volunteers, customers and service providers that positively demonstrates the KHS culture.
Problem Solving: Analyze complex, ambiguous problems, identifying potential causes and workable solutions. Remain open to new ideas and consider all workable solutions. Consider all available information, including future needs. Communicate clearly and timely all issues needing attention, resources or planning.
Staff Leadership: Supervise janitorial position to perform checklist of daily and weekly duties and adhere to KHS polices and procedures. Coach staff by providing regular, ongoing feedback and timely performance evaluations. Develop annual goals for department staff that include specific responsibilities, timelines, and accountabilities. Review and recommend training plans for Maintenance Department staff.
Safety: Comply with KHS safety policies and procedures in order to maintain a healthy and safe environment.
Qualifications EDUCATION/CERTIFICATION:
High school diploma or equivalent.
Must possess and maintain a valid driver’s license and insurability under the Kansas Humane Society’s vehicle policy.
Proven history of safe driving free of moving violations and accidents.
Experience driving a truck and trailer combination preferred.
Ability to study and pass a forklift operations license and safely operate a forklift.

Required Knowledge: This is a working supervisory position that requires a high degree of customer service skills, flexibility, conflict resolution skills, and team building. Minimum of 5 years in a maintenance-related field with experience in the repair and preventative maintenance of buildings, system controls, equipment, and vehicles is required. Must have the ability to exercise good judgment and make independent decisions with limited supervision. Ability to understand contracts and technical manuals and instructions.
DESIRED KNOWLEDGE: Prior supervisory experience as well as a background in a customer service field. Ability to perform and complete physically demanding work. Demonstrate a passion for the mission of KHS and be kind, comfortable and receptive to animals in the workplace.

Finger Dexterity: The employee is regularly required to use hands to type or loosen/tighten objects.
Average VisION: Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception and ability to adjust focus.

WORKING CONDITIONS
May handle sick, injured, or deceased pets. Noise exposure varies and often includes barking and other animal vocalizations, as well as the sound of equipment including a floor machine. Animal waste contact, smell, and visual exposure are prevalent. Regular exposure to animals could impact allergies and other conditions. Exposure to industrial cleaning supplies. Work will occur in spaces within the shelter which are at varying heights and in narrow areas with limited mobility, outside on the grounds in all types of weather.
WORK HOURS
Position requires a minimum of 40 – 45 hours per week. Typical hours are approximately 7:00 am – 4:00 pm, Monday through Friday. Expected to work extended hours as needed, including occasional evening/weekend hours.
