Job Summary
We are seeking a highly organized and results-driven Property/Leasing Manager to oversee the day-to-day operations of our [residential multifamily] property portfolio in Washington, DC. The ideal candidate is an excellent communicator who can protect the owner’s investment while ensuring high tenant satisfaction, financial profitability, and full compliance with local District regulations.
Key Responsibilities
1. Financial and Asset Management
- Prepare, execute, and manage annual operating budgets, tracking expenses and correcting any variances.
- Oversee rent collection, handle security deposits, and pursue delinquent accounts in accordance with DC Rental law.
- Responsible for ensuring timely vendor and bill payments, as well as generating and scheduling routine reports.
- Maximize property revenue and occupancy rates through effective lease renewals and strategic marketing of vacancies.
- Prepare accurate and timely financial reports for property owners and stakeholders.
2. Tenant Relations and Leasing
- Act as the primary point of contact for residents, addressing complaints, requests, and emergencies promptly and professionally.
- Show available units, explain leasing terms, process tenant applications, and execute lease agreements.
- Move-In & Move-Out Coordination – This role involves coordinating tenant move-ins and move-outs, as well as documenting the property’s condition with photos.
- Enforce occupancy policies, lease terms, and community rules fairly and consistently.
3. Maintenance and Vendor Management
- Conduct routine property inspections to ensure common areas, grounds, and vacant units are well-maintained and move-in ready.
- Coordinate and schedule maintenance requests and repairs with an in-house team or external contractors.
- Solicit bids, negotiate contracts, and oversee the performance of third-party vendors (e.g., landscaping, snow removal, security, and cleaning services).
- Manage emergency maintenance requests, ensuring swift resolutions that protect tenant safety and property value.
4. Compliance and Legal Knowledge
- Maintain a deep, up-to-date understanding of DC tenant laws, including the Fair Housing Laws, rent control ordinances, and the Tenant Receivership Act.
- Ensure the property complies with all District building codes, safety standards, and fair housing regulations.
- Manage legal proceedings such as lease violations and eviction filings in coordination with legal counsel
- Performs data entry for owner portfolios, properties, and tenant information while maintaining complete and accurate records for all managed assets and demonstrates a strong understanding of the full marketing functionality within property management software.
Qualifications & Requirements
- Education: Associates/Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field (preferred).
- Experience: [3-5] years of proven experience in property management, leasing, or real estate operations.
- Licensing: Active Washington, DC Property Manager license
- Local Knowledge: Strong familiarity with Washington, DC neighborhoods and the DC housing market.
- Legal Acumen: Demonstrated knowledge of the DC Tenant Bill of Rights and local landlord-tenant laws.
- Technical Skills: Proficiency in property management software (e.g., Yardi, AppFolio, RealPage) and MS Office Suite.
- Soft Skills: Exceptional negotiation, conflict resolution, and organizational skills.
